Work is Complete on Chard Development’s Newest Condo
This week, Chard Development will put finishing touches on Victoria’s latest condo marvel - The 834 on Johnson Street. A tremendous addition to Victoria’s trendy downtown core, The 834 lends itself as a landmark of urbanization with a lobby dressed in modern pop art, a residential common room accessorized with an impressive 100" screen with an HD projector and rooftop herb gardens planted and waiting for spring.
The 834 is favourably located amidst the redefined downtown core and as neighbor to The Juliet - another Chard Development condo project. The Atrium building, an increasingly popular hub for downtown shopping and dining, provides a civic centre for the growing residential district.
With The 834 near complete and homeowners moving in, developer Dave Chard takes a moment to reflect on his past projects in Victoria, BC. The 834 was launched in 2009, a precarious time for Victoria’s real estate market. Coming from the successful completion of their Juliet condo development, Chard explains they were more cautious embarking on The 834. Delaying the launch of the project, Chard revisited plans and renderings to ensure suites were affordable. Without compromising their highest standard of design and finishing, smaller condos were added allowing for entry-level units below $200,000. Chard admits it was a gamble - “We had to be price point sensitive,” he explains of the redesigned components. Today, standing in the kitchen of one of only seven remaining 834 condos, the wager has paid off.
The end result of Chard’s bold considerations is a building designed for community, motivated by style and offered at the right price. The 834 condos feature efficient, functional layouts, stainless steel appliances, granite countertops, porcelain bathroom tile and hardwood floors in most suites.
Whether or not you know him by name, you will surely recognize and idolize Dave Chard’s Victoria condo portfolio: Corazon on Cormorant Street, Juliet at the corner of Blanshard and Johnson and The Sovereign on Broughton, currently under construction and scheduled for completion in 2013.
Vancouver-based Chard, with his obvious talent for breathing new life into his condo sites, remembers the trepidation and even disbelief from those with whom he shared his Corazon plans with. To maintain his ever fresh perspective and inspiration, you are likely to find Chard on late-night walks though the city. He explains he sees long-term potential in the city’s underutilized neighborhoods. The key to his success may be his objective admiration and hope for the future of Victoria.
When asked to consider his legacy as he finishes this third Victoria condo building, Chard is most proud of the downtown revival his condominiums have brought to Victoria. The city is developing a new urban identity as it moves towards the ideal live/work community and, looking around, it is undeniable: Dave Chard has been a star player in the amelioration of downtown living.
Asked which one of his buildings he would most likely call home, Chard hedged and chose his Sovereign project on Broughton. “It will be a special place,” he says with certainty. We’ll just have to wait and see.
